Modular Questions
More details on modular construction:
We build sections of the home as precision built prefabricated modules in a controlled environment without weather exposure where only the final assembly occurs on site. Our structures are build to the same building codes as site build construction and in the end there is no difference between site built construction.
Our homes are built as modular structures not to be confused with “manufactured” homes which are known for poor performance in storms and generally are low quality constructions. Our homes are modular construction which means we build to the same building codes as conventional site built structures except we use additional strapping and structural reinforcements due to the transportation requirements which makes our homes stronger. On average our homes contain 30% more building materials than a comparable site-built home. Drywall is both glued and screwed to wall studs and additional headers are used over window openings and around stairwells, to withstand the stress of transportation and being lifted by a crane. In fact, FEMA’s report after hurricane Andrew documented this in their report “Overall, relatively minimal structural damage was noted in modular housing developments. The module-to-module combination of the units appears to have provided an inherently rigid system that performed much better than conventional residential framing. This was evident in both the transverse and longitudinal directions of the modular building.” Building Performance: Hurricane Andrew in Florida Observations, Recommendations and Technical Guidance Federal Emergency Management Agency, December 21, 1992
We build to the same building codes as site-built construction, only stronger with enhanced structural members and additional quality control. Our process also saves significant about of time, typically half that of site built construction. In the end our homes are faster and build better than typical site built construction at a comparable price.
No, in order to achieve our designs with ample ceiling heights and natural light we frame our projects based on our floor plans utilizing the same building codes as conventional construction.
We build to the same building code as conventional construction and our modular structures are considered permanent. There would not typically be any restrictions beyond what your general neighborhood or deed restrictions might entail for site-built construction. It is important to note that our homes are permanent structures on permanent foundations built to the IRC, International Residential Code. These are not considered "manufactured" which is built to a lesser code (HUD Code).
We do not offer financing directly; however, we work with lenders who offer modular construction financing and can connect you with lending options.
Our modular homes are set on a permanent foundation. Typically pier and beam foundations with a crawl space or a grade beam are the best options. This puts the home elevated approx. 12”-18” above grade. During the design phase we will help determine the best option for your site.
Typically we are at least half the time of site built construction. Depending on the project location, size and scope of your project the exact duration may vary. For 1-2 module projects within Texas our timeframe is typically less than six months from start to finish and the onsite portion once the units are delivered will typically be completed in a few weeks. Larger projects would require additional time based on complexity.
Our homes are not considered "manufactured" which is built to a lesser code (HUD Code). Our modular homes are considered permanent structures on permanent foundations built to the IRC, International Residential Code.
From a code standpoint our modular homes are considered permanent structures on permanent foundations; however, they can be moved. Relocating single freestanding modules after the initial installation is easier than multi-module projects. The flexibility to potentially relocate modules or add future modules is another benefit to modular construction.
Service Questions
More details on our process
Yes, we’d love to talk to you! Contact us via our website with your project details. In order to make the call most efficient, we’d like to learn a bit more about your project first. Let us more about where you are looking to build, your project budget and what you are looking for.
We offer general factory tours at scheduled intervals, contact us for availability and to join the next tour. Unfortunately we are not able to accommodate drop in visitors. Once we are working with clients in the preconstruction phase we schedule a meeting to review the plans, finishes and tour the factory as part of the process along with construction progress visits.
We build client specific homes which are occupied by the homeowners so we don’t always have a home available to see. We do have example photos of finished homes.
Yes, we can deliver out of state. The requirements vary by location. Let us more about where you are located in order for us to help you asses whether we might be a fit. The shipping and possibly additional regulatory requirements will add to the cost. In areas where the construction cost is high or difficult to achieve we may be a more cost effective solution than local site built construction. In other areas, our pricing may be higher that local site built options. Depending on the module size shipping to CA may be in the $20,000-$35,000 range per module. For projects on the East coast shipping may be in the $30,000-$50,000 per module range.
Due to the extensive amount of engineering involved in our process it is unlikely to make sense for single projects. Contact us for more information on options for multi-unit hospitality and development projects.
We have a curated collection of finishes to tailor the look and feel of our projects. We have limited options within our plans in order to maximize value through the factory process. Additional customization is available for multi-unit orders.
